The project focused on developing documentation aimed at unlocking the urban potential of the site located in the Galata area, T46, Iași Municipality. The approval of this documentation initiated a regulated and coordinated development process for the western part of Iași, right at the border with Miroslava commune. This established the framework for a residential complex designed to accommodate approximately 5,000 people.
The documentation included an analysis of the existing conditions, a correlation with the provisions of the PUZ approved by HCL 376/2010, and an assessment of real development possibilities, taking into account the evolution of the area and the urban planning documents prepared in the last eight years (PUZ, DTAC, PTH+DE) within the Galata area.
The main objectives were to identify dysfunctions, determine building conditions, establish urban and infrastructure regulations in line with the requested functions and the specific site conditions, as well as regulate vehicular and pedestrian circulations and access. The project also proposes solutions for improving environmental quality and creating attractive public spaces, which will serve as the foundation for the technical project and, subsequently, the documentation for the building permit (DTAC).
The study outlines the analysis and regulation of possibilities for equipping the area with the following functions and facilities:
- UTR 1 – Mixed-use zone: buildings for social, cultural, educational facilities, commerce, playgrounds, sports fields, and collective housing;
- UTR 2: medium-rise collective housing and related amenities;
- UTR 3: low-rise individual housing and small collective housing with associated amenities;
- UTR 4: individual housing with continuous (row) or discontinuous (semi-detached, detached) building patterns.
Through this project, we have succeeded in defining the main development directions aimed at ensuring sustainable growth of the area, improving housing quality, boosting economic development, and enhancing competitiveness.
